Sea Trail Golf Resort- FAQs-Part 2

What new businesses are coming to Sea Trail?

We will be adding our first two lines of business in early December. One is strictly Food and Beverage. The other is Food & Beverage combined with a Sports Bar, Lounge, and Entertainment. Full plans will be released for this in the very near future. We are looking to conduct a soft opening late this month and are targeting for a full launch in Early December. These businesses will be located in, and operated out of, the Convention Center service hall and serviced by the Jones Byrd Kitchen. The Kitchen is undergoing extensive renovations presently. Once completed and passed inspections by the Health Department, we can schedule specific dates and share them with the community. There will be many more additions to the resort as plans progress.

Who is East Coast Golf what do they do?

East Coast Golf Management is a premier professional local company that provides a full range of services to the best courses in the area. Their team will handle the day-to-day golf operations at Sea Trail Golf Resort including administration, maintenance, food and beverage, sales & marketing, and Guest Services. It is their job to make sure the courses are expertly tended to, operations run smoothly, and guests and members receive top-notch service. In addition to Sea Trail Golf Resort, they also manage Sharda's other courses--Rivers Edge Golf Club in Shallotte and The International Club in Myrtle Beach, the latter of which he is in the process of finalizing.

Who is Golf Trek? What do they do?

Golf Trek, owned by Parker Smith, is the Myrtle Beach area’s largest provider of package golf. They bring golfers from all over to enjoy our golf courses and local area. They are a "one-stop-shop" that expertly coordinates the golf experience whether it’s a tee time at your favorite local course, a quick weekend getaway, or the annual trip--they do it all. Their strong client base of package golfers book well in advance for the prime Spring and Fall months and they represent a tremendous boost for the local economy.

Who is Riptide Builders? What do they do?

Riptide Builders is a local builder and developer founded in 2009 and based in Sunset Beach, NC. Co-owners Robert Hill and Donald Bean lead a team of seasoned sales and build experts who work with clients to help them create distinctive homes in a beautiful location that fit each client's needs and desired lifestyle. Having purchased the remaining 200+ acres of undeveloped land within Sea Trail, they continue to offer luxury new construction homes in subdivisions throughout the community, recently completing Byrd Watch, 49 Single-family homesites, and currently developing: Sawmill Townhomes, 27 units to be completed in late December 2023/late January 2024, The Townhomes on Eastwood Bluff, 80 units with estimated completion Spring 2024, and Gulls Landing, 93 single family homesites, currently in the site work phase. With exciting projects planned, including additional single-family and multi-family development, they continue to be a leading force in the new home construction market in the coastal Carolinas.

Who is Sandesh Sharda? What does he do?

Sandesh Sharda is a partner in Sea Trail Golf Resort, LLC along with Robert Hill, Donald Bean, and Parker Smith. Sharda recently purchased Rivers Edge Golf Course in Shallotte and will soon close on The International Club of Myrtle Beach. With this portfolio, he becomes a major factor and positive addition to the golf industry within the Carolinas. Sharda is an entrepreneur who founded Miracle Systems, a global technology and consulting firm that he built from the ground up to a company of 500 strong. Under his leadership, Miracle Systems further diversified most notably, into cybersecurity, cloud computing, and data analytics which led to contracts with the US Department of Defense and other governmental agencies, where the technologies his company delivered were instrumental in contributing to homeland security. Sharda's passion for developing the value and potential within companies has led to his successful investment in and co-founding of other ventures, and he is committed to bringing these skills to the potential he sees in the local golf community.

Have the new townhome units in Sawmill been sold? Are these units part of STMA? Will the capital contribution of $1,000 be paid by Sharda at closing like all other new construction units built that are part of STMA? Will Sharda be responsible for paying dues to STMA? Do these units have their own sub-HOA/POA like all other multi-family units in Sea Trail?

Yes, these Sawmill units have all been sold to Sandesh Sharda, a partner in Sea Trail Golf Resort. The units will be utilized for much-needed new golf package accommodations. The units are part of STMA, and Sharda will pay the capital contribution of $1,000 that all owners of new construction homes that are part of STMA must pay at closing. Sharda will also pay dues to STMA. The Sawmill Townhome units will have their own sub-HOA like the other multi-family units in Sea Trail, and they will also belong to STMA and pay the Master Association dues.

How can I book the Convention Center? What are the rates?

We are excited for the Convention Center renovations to conclude by the end of the month so we may begin accepting event bookings and welcoming guests. Currently, we have not taken any bookings, but have honored previous HOA Annual Meeting bookings originally taken for the Jones/Byrd Clubhouse. Prior to 100% completion of renovations, the Convention Center will not be fully open to the public, and limited access will only be permitted for those meetings. Please be patient as we finalize information regarding availability for bookings and rates. As soon as this information is ready, we will share instructions for the best way to contact us for Convention Center booking details.

Do Sea Trail residents get preference for discounts on Convention Center bookings?

We appreciate our neighbors and as we are finalizing our rates, we will be including a reduced resident rate. the details of which have yet to be worked out. As we have already experienced much interest in bookings, we are actively recruiting for a group sales manager and team to help coordinate events in the facility. Again, please bear with us as we put people and resources in place to ensure skilled operations and exemplary guest services.

Any plans to add more beach parking? Shuttle service?

We will be looking to sit down with the Town of Sunset Beach in the very near future with the goal of exploring potential options for additional beach parking and/or shuttle service, its approval, and ways in which we may be able to assist and/or contribute in bringing this to fruition. No one understands the need for this better than us, and we are committed to working with the town and doing our part in order to arrive at a solution together. This remains a high-priority item on our list, and as our communication with the town thus far has been excellent, we look forward to this continued collaboration for the betterment of Sea Trail and Sunset Beach.

Where will the temporary clubhouse be located when the Jones Byrd closes for renovation?

A fantastic new pro shop, food and beverage services, a lounge, and entertainment facilities-- including a full-service bar-- will all be conveniently located within the Convention Center. This is also where the temp golf operations will be housed during the renovation of the Jones Byrd Clubhouse.

When is this move taking place?

This move will take place later this month. We will continue to share updated information regarding specific dates in our communications with the community and members.

How will this impact membership or tee times?

Compared to current operations, the impact should likely be that of an improved experience all around!

How can I make a tee time?

You can make a Tee Time the same way you always have via the golf course by selecting Book Tee Time or by calling the Pro Shop 910.287.1100

Where is the bag drop located?

The Bag Drop will be located under the portico at the main Convention Center entrance. Each course will have its own separate drop area within this location. Signage will be provided for clarity.

Are you selling alcoholic beverages?

Yes, our new food and beverage business will be located in the Convention Center and will offer full bar service including liquor, beer, and wine available for purchase. It will be fully staffed with an Executive Chef, Front of the House Manager, Bar “Mixologist” Manager, and server/bartender teams. Curbside Carry Out will also be available.

How long will the Jones/Byrd Clubhouse be closed for renovation?

Renovation on the Jones/Byrd Clubhouse is expected to last through the winter with a completion date on or near March 1, 2024, for this coming golf season. Our plan is to do a full renovation to the interior/exterior/grounds as well as a redesign and expansion of the Jones Byrd Clubhouse.

Is the Maples Clubhouse still open?

The Maples Course is open and normal operations are in effect. Maples will also receive renovations, but plans for this will be released at a later date as the Jones Byrd renovation and the extensive effort it will take to complete it in time for the upcoming golf season is our single focus and main priority at the present.

Who can homeowners talk to if they think they can help or may want to apply for a position?
Any person interested in possible employment in golf operations, including food and beverage, can contact East Coast Golf Management at 910-827-1100. We will soon also be adding information regarding employment openings to the website, including an online application.


Where do I check-in for my tee time?
Once renovations at Jones/Byrd commence, golf operations will temporarily relocate to the Convention Center. In order to facilitate this move and eliminate confusion for check-in, there will be visible signage placed throughout the entry and parking lots and email correspondence shared outlining the details.
